The newest official guidance

In its second quarter results on 4 August 2026, Wynn said the resort would open its doors to guests in September 2027. That is the latest named month, replacing pages that mention only 2027, first quarter 2027 or spring 2027.

Earlier investor updates pointed to the first quarter of 2027, followed by Wynn's May 2026 warning of a modest delay to be quantified later. The August release supplied that detail and shifted the current guidance to September 2027.

How firm is September?

Reading the announcements in order keeps an earlier target from being confused with the current one. The sequence traces the Ras Al Khaimah casino from an initial proposal to a licensed facility under construction with a stated opening month.

Reading the November and December entries

A Wynn project story places the 70-floor ceremony on 25 November 2025, whereas later corporate updates place the structural concrete milestone in December 2025. This timeline uses November for the site ceremony and December for the later construction record, keeping the references distinct.

Construction progress through August 2026

Tower and facade work

Wynn's release of 2 February 2026 reported structural concrete through the roof of level 71 and 21,852 fitted facade panels out of 26,471, or 83%. The guest website calls it a 70-floor tower, so both official descriptions are retained rather than turned into a calculated floor count. Wynn has also published varying interim height measurements; the consistent target is 352 metres above sea level after the spire is installed.

Interiors and low-rise structures

Installation of elevators and escalators was advancing, alongside mechanical, electrical and finishing work throughout the guest inventory. Concrete and structural steel work on the low-rise buildings had reached 99%, but that percentage alone does not indicate that the spaces are guest-ready.

The Wynn Bridge connection

Wynn Bridge, a new 548-metre link, is intended to connect the resort via Wynn Boulevard with the E311 and E611 roads. On 2 February 2026 it was 48% complete, piling was finished and nine of ten bridge column pile caps were in place; Wynn was targeting completion in late 2026.

What the August report adds

Wynn's August results described rapid construction progress, while its second quarter presentation showed extensive interior work as of 15 July 2026. Neither source supplied a newer facade or bridge percentage, so the February figures remain explicitly dated rather than being increased without evidence.

Gaming area and resort scale

The current company figure

Wynn's 2025 annual report, filed in March 2026, records a 225,000 sq ft gaming area. That is about 20,900 sqm, and this guide uses it because the figure comes from the latest direct corporate filing.

The older 18,500 sqm estimate

Older property and news coverage, including several current search results, often cites an approximate 18,500 sqm gaming floor. Wynn has not explained whether the two measurements describe different spaces, so 18,500 sqm remains an older estimate and is not added to the newer figure.

What floor area cannot tell you

The floor-area figure says nothing about the number of gaming tables or slots, the game mix, or the split between general and private rooms. Wynn had published none of those details by 10 August 2026, so a precise inventory requires a newer operator source.

Guest accommodation: rooms, suites and residences

Breaking down the 1,530-unit total

Wynn's February construction update reported structural completion for all 1,530 accommodation units, although interior fit-out was still in progress. The breakdown below includes the apartments, townhomes and estates within that total, avoiding any double count.

The Enclave concept

Enclave is Wynn's hotel-within-a-hotel concept on the upper floors, served by its own entrance, arrival area and lifts. It focuses on suite accommodation and a separate service environment, while rates, packages and the reservation opening date remain unannounced.

Dining, theatre, retail and art

Twenty-two dining and drinking venues

The current resort website lists plans for 22 restaurants, bars and lounges, as well as a daytime beach club for hotel guests and resort visitors. Wynn has announced a French-American steakhouse by Alain Ducasse and a second Delilah supper club, but restaurant bookings had not opened by this update.

The Showroom's Punchdrunk production

Wynn announced an original Punchdrunk production on 29 June 2026, with its debut planned alongside the resort. After booking opens, guests are expected to select a traditional seated performance upstairs or a roaming immersive journey downstairs and backstage; show dates and prices remain unreleased.

Shopping and the art collection

The plans include a naturally lit shopping parterre for luxury brands, although Wynn has not released the complete shop list. Art will appear in public spaces and guest rooms, with announced highlights such as Jeff Koons' 11-metre Tulips and historic and contemporary works by regional and international artists.

Beach, pools, spa and marina facilities

The waterfront plan

Wynn plans 420 metres of private white-sand beach and a deep-water marina intended for large yachts. A daytime beach club is also part of the plan, but day-pass and non-guest access rules have not been published.

Pools and wellbeing spaces

Wynn's list includes 12 pools with cabanas and landscaped areas, alongside a five-star spa, salon and fitness centre. Treatment prices, opening hours and pool admission conditions are unavailable, so they cannot yet be included in a dependable visit budget.

Services for families

The official amenities list places a kids' club beside outdoor recreation, indicating that the resort's non-gaming areas are intended for families as well. Accepted ages, fees and supervision arrangements remain unreleased, so families should wait for the guest policy before arranging childcare.

Coral Court events and meetings

The 7,708 sqm events centre

Coral Court is planned as the resort's events and celebrations centre and has a published area of 7,708 sqm. Its plan includes six reconfigurable meeting rooms, separate salons for brides and grooms, and private prayer rooms for men and women.

The column-free Grand Ballroom

The Grand Ballroom measures 2,633 sqm, contains no columns and overlooks the marina. Organisers can use that measurement to compare venues, but it does not set capacity because tables, stages, aisles and production equipment alter the seating plan.

By 10 August 2026, Wynn had released no venue packages, prices or minimum spends. When sales begin, request a written capacity plan and a quotation covering production, catering, cancellation and accessibility rather than inferring attendance from floor area alone.

The 548-metre bridge should give the resort a more direct connection to the wider road network, yet the latest detailed release still classed it as a construction project. Treat it as unopened until Wynn announces completion or a current mapping service shows the route in use.

What to check on arrival day

Once bookings open, verify the final drop-off point because the hotel, events centre and marina may have separate entrances. Allow contingency time, and pay for a transfer only when it appears in written reservation confirmation.

The GCGRA licensee register places Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, in the land-based gaming facilities category. On 4 October 2024, Wynn announced that this project entity had received the UAE's first commercial gaming facility operator licence.

What this licence tells us

For this specific land-based facility, the register identifies the named entity as a GCGRA licensee. It separately lists The Game LLC as operator of the UAE Lottery, demonstrating that land-based facilities and lottery products use different licence categories. Details still needed near opening

Before players are welcomed, Wynn must still publish the gaming floor's final age, identity, admission, responsible gaming and complaints arrangements. Until those terms are available, rules from other Wynn properties should not be treated as applying here.
